Mahindra World City in Jaipur is all set to script a success story

Mahindra World City (MWC), Jaipur, had successfully completed its 10th year of its development process in December last year. Launched in 2006, the 3,000-acre mega project is coming up as one of the premier integrated business cities in the country. Located in the Delhi-Mumbai Corridor and situated 25 km from Jaipur airport, the large-format development being built by Mahindra Lifespace Developers, the real estate and infrastructure arm of the Mahindra group, in joint venture with Rajasthan State Industrial Development Corporation, has invoked an encouraging response.

"The decision to establish a Mahindra World City at Jaipur in a PPP model validated our concept of MWC as an exemplary, resource-conscious model of urban development that would drive industrial expansion, socio-economic growth and job creation. MWC takes pride in contributing to the government's vision of 'Make in India' by creating opportunities for manufacturing, foreign direct investment (fdi) and skill development," says Arun Nanda, chairman, Mahindra Lifespace Developers.

MWC Jaipur, planned to be selfcontained, with co-located industrial, residential and commercial infrastructure, has a business zone which is divided into operational sectorspecific SEZs (IT/ITeS, gems & jewellery, engineering & related industries and handicrafts) and a domestic tariff area (DTA). It houses facilities of more than 69 corporates including Infosys, Deutsche Bank, Wipro, jcb, Perto, Rexam, Ball Corporation, Saint Gobain, Hero, Bosch and Honda across its SEZ and DTA areas. Over 50 per cent of these clients have already started their operations and others are at different stages of implementing their facilities.

"MWC Jaipur has excellent built-to-suit facility delivered in record time," says Arindam Bannerji, managing director & global head, Deutsche Bank Operations International. "This has enabled Deutsche Bank to commence work within eight months of signing the deal."

"We are quite happy the way things have progressed," adds Vipin Sondhi, managing director, JCB India, which has leased 100 acres of land to build its facility in MWC Jaipur's DTA area. "Our facility was operational in a record 561 days after construction. This triumph is attributed also to the state government's support, faster approvals, single window clearances and good bureaucracy."

"Mahindra World City embodies our approach to urbanisation via the development of pioneering integrated cities built on the ethos of 'Livelihood, Living and Life'. Towards this end, MWC Jaipur has made a good progression. In fact, it is gaining in momentum in the last few years." Mahindra Lifespace Developers in case of its Jaipur project is in the process of replicating its success story of MWC Chennai.

The Chennai project, launched in 2002, not only hosts over 60 global companies but is also home to over 1,000 families across its four multi-format residential projects. To further boost its residential component, MWC Chennai has now launched unique flexi homes (about 200 units), which provide innovatively-designed living spaces that enable home owners (young families) to alter internal layouts depending on their needs.

Infra component

The Jaipur project is the world’s largest (and Asia’s first) project to have received Climate Positive Development Stage II Certification from the C40 Cities Climate Leadership Group, a global network of large cities taking action to address climate change. The Climate Positive Development Programme is a performance-based framework designed to create models for how cities can grow in low carbon ways.

Enthused by its two MWC city projects, Mahindra Lifespace, through a joint venture between its subsidiary Mahindra World City Developers and Sumitomo Corporation of Japan, is also setting up a 264-acre industrial park in North Chennai.
